Consultation & Advice

To help us provide quality professional consultancy services to our clients, we would advise prospective developers to seek early consultation with our team. Experience shows that early consultation enables risks to be assessed and planned for, and helps to minimise delays in the planning process. We see our role as assisting our client / developer in bringing projects from conception through to completion, including:

Site Selection / Risk Assessment
Our clients may consult with us prior to purchasing a site.  We can advise on the potential archaeological implications of developing a site. We provide detailed, quantitative assessments of the size, complexity and potential risk of any heritage issues, as well as strategic risk management advice.

Planning Conditions
Many developers first take cognisance of archaeology when a planning condition relating to archaeology is imposed on their development.  We have considerable experience in assisting developers in understanding and fulfilling planning conditions.

The integration of archaeology in the planning process is enshrined in national planning policy guidance (PPG15, Planning and the Historic Environment, DoE & DNH, 1994 and PPG16; Archaeology and Planning, 1990). PPG16 makes it clear that archaeology is a material consideration in the planning process and that there is a presumption in favour of preserving archaeological remains in situ.

  • Developers may be required to provide information on the impact of proposals on archaeological remains in support of planning applications.

  • The Local Planning Authority may impose planning conditions requiring the developer to make provision for archaeological work in mitigation of the impact of development proposals on archaeological remains.

  • Planning consent may be refused if insufficient information is provided or where important archaeological remains will be adversely affected by the proposals.
